How Chimney Masonry Wears

Mortar is meant to be the softer part of a brick wall, so it wears first and can be replaced. When joints are left open, water gets behind the brick faces. In a hot, wet climate that water carries salts that crystallise as the brick dries, which can push the face off a brick. That flaking is called spalling.

Cracks that run through both brick and mortar point to movement or heavy water damage near the top. A chimney crack repair has to deal with the cause as well as the crack, or it will open again. Cracked chimney repair is never just filler.

Brick Chimney Repair We Do

Most brick chimney repair is a mix of repointing and replacing units. Chimney brick repair on a few spalled bricks means cutting out the damaged units and setting new ones in matching mortar. Repointing means grinding out worn joints to a sound depth and packing in new mortar.

Where several courses have worked loose near the top, we take them down and relay them on sound brick below. Past a certain point that becomes a partial rebuild, and we tell you when the line has been crossed.

Matching Mortar to Old Brick

Mortar strength matters. Very hard modern mortar in a wall of softer brick can crack the brick instead of the joint. ASTM C270, the standard for masonry mortar, describes mortar types by strength, and a masonry chimney repair should use a type compatible with the brick it sits in. Colour is matched by eye with sample batches.

As a chimney masonry contractor we also look at the face: some stacks are stucco over block, some are natural or cultured stone. Those have their own repair methods and their own pages on this site.

Why a Chimney Mason Starts With Water

Almost every chimney masonry problem has water behind it. A good chimney mason fixes the crown, cap or flashing that let the water in before rebuilding what the water damaged. The estimate lists those parts separately so you can see what each one does.

Florida Building Code, Residential, Section R1003 covers masonry chimney construction, and we follow it for any section we rebuild.

Questions We Hear Often

How do you fix a crumbling brick on a chimney?

A crumbling brick is cut out along its mortar joints and replaced with a matching unit set in compatible mortar. Before that, the water source has to be fixed, usually the crown, cap or open joints above; replacing the brick without stopping the water only lets the new unit fail the same way.

Should chimney bricks be sealed?

Sealing can help, but only with the right product and only after repairs. A breathable water repellent made for masonry lets moisture out while keeping rain from soaking in. Paint-like sealers that trap water can make spalling worse. We repoint and replace damaged brick first, then apply the repellent if it suits the brick.

What causes cracks in a brick chimney?

Cracks come from water working into joints and brick, from movement in the stack, and from mortar that is harder than the brick around it. A crown with no overhang and a missing cap speed this up. We look at the pattern of the cracks to tell which cause applies before repairing them.

What causes chimney bricks to crumble?

Chimney bricks crumble when water soaks in and cannot dry out, which slowly breaks down the face and the mortar around it. A failed crown, a missing cap or open joints let that water in; very hard modern mortar can also crack softer old brick, so the mortar choice matters as much as the brick.

Can old chimney mortar be matched?

Old mortar can be matched closely in strength and colour. We pick a mortar type compatible with the brick under ASTM C270 and mix sample batches to compare colour once dry. The match is rarely perfect on day one, but it blends as the new joints weather.
