How Chimney Flashing Is Built

Good chimney flashing is two layers. Step flashing is woven in with the shingles along the sides of the chimney, one piece per course, so each piece sends water onto the shingle below. Chimney counter flashing is let into a mortar joint in the brick and folds down over the step flashing, so water running down the brick lands outside it.

At the front of the chimney an apron piece sheds water onto the roof, and on the uphill side a wide chimney often needs a cricket, a small peaked roof that splits the water around the stack. The Florida Building Code, Residential, covers flashing at chimneys in its roofing chapter; we check the current edition and the roofing maker's details when we replace it.

Why Flashing Fails

Most flashing problems come from shortcuts. Counter flashing that was simply caulked to the face of the brick instead of cut into a joint lets go as the caulk dries out. Roof cement smeared over the seam cracks in the sun. Galvanized metal rusts, and mortar joints that hold the counter flashing erode and let it pull out.

Roof work can also disturb it. A new roof laid around old flashing, or flashing bent back and not reset, is a common source of a chimney flashing leak.

Chimney Flashing Replacement or Reflashing

If the metal is sound and only the seal or a few fasteners have failed, flashing around chimney repair can be enough: resetting the counter flashing in fresh mortar and refastening loose pieces. When the metal has rusted, been cut short or was never layered correctly, chimney flashing replacement is the better fix.

To reflash chimney sides properly, we lift the shingles along the stack, install new step flashing, cut a fresh joint for the counter flashing and seal it with a sealant suited to masonry and metal. Chimney reflashing is cleaner when combined with a roof replacement, so tell us if one is coming.

Flashing and the Rest of the Leak Route

A stain below the chimney is not always the flashing. We check the crown, cap and brick above the roof as well, so you do not pay for chimney step flashing when the water is coming through a crack higher up. The written estimate says which part we found and why.

What We Check For

Stain beside the chimney after rain
Often lifted or rusted flashing. We check the crown and brick too before replacing metal.
Caulk smeared along the roof line
A sign of earlier patching. We open it up and refit the flashing properly.
Water pooling behind the stack
The chimney may need a cricket so water is split around it instead of held against it.

Questions We Hear Often

What is chimney flashing?

Chimney flashing is the metal that seals the joint where a roof meets the chimney. Step flashing runs with the shingles along the sides, and counter flashing set into the brick folds down over it; together they send rain over the seam and onto the roof instead of into the house.

How does chimney flashing work?

Chimney flashing works by overlapping. Each piece of step flashing sends water onto the shingle below it, and the counter flashing above sheds water from the brick onto the step flashing. No single seal has to hold back the rain, because the water is always guided outward and downhill.

Should chimney flashing be under the shingles?

Step flashing goes under each course of shingles along the sides of the chimney, woven in one piece at a time. Counter flashing goes over the step flashing, not under the shingles; the front apron sits on top of the shingles below the chimney so water runs off onto the roof.

Should chimney flashing be caulked?

Caulk alone should not hold chimney flashing in place. Counter flashing belongs in a cut mortar joint, sealed with a sealant made for masonry and metal at the top edge. Flashing that relies only on caulk or roof cement smeared on the brick tends to open up as the sealant dries in the sun.

Should chimney flashing be replaced with a new roof?

Yes, a reroof is the right time to replace chimney flashing. The old step flashing has to come out with the shingles anyway, and reusing rusted or cut pieces is a common cause of leaks; coordinate with your roofer so the step flashing goes in with the new shingles and the counter flashing is reset into the brick.

How long does it take to replace chimney flashing?

Replacing chimney flashing on a typical single chimney usually takes most of a day. Time depends on the roof pitch, the shingle type, the size of the chimney and whether a cricket is added. Resetting only the counter flashing is quicker and often fits in a few hours.
