A Chimney Fails One Part at a Time
A masonry chimney is a stack of separate parts with separate jobs. The cap keeps rain and animals out of the flue. The crown sheds water off the top of the brick. Flashing seals the joint where the roof meets the chimney. The flue liner carries smoke and heat up and away from the framing. When one of these parts gives out, the rest can still look fine from the yard.
That is why our repairs start on the roof and at the firebox, not with a guess. A stain on the ceiling may come from flashing, but it can just as easily come from a cracked crown or open mortar joints higher up. We trace the water or the damage back to its source before suggesting a fix.
Repairs That Come Up Often
Crown cracks, worn mortar joints and rusted or missing caps are frequent chimney repairs. Flashing that has pulled away from the brick, spalled brick faces and liners with cracked tiles come up often too. Each of these has its own page on this site with more detail on how we approach it.
Some jobs combine. A crown that has let water in for years may have loosened the top courses of brick, so the repair covers both. When that happens, we explain why the two belong together and price them as separate lines, so you can see where the work goes.
Repair, Rebuild or Leave It Alone
Not every crack needs work today. Hairline crazing on a crown that still sheds water may only need watching, while a crack that runs through to the flue needs attention before the next heavy rain. We tell you which is which, and we put the items that can wait on the estimate as notes rather than charges.
When damage reaches past a few courses of brick, or the stack has started to lean, patching stops making sense. In that case we explain the case for rebuilding the affected section above the roofline and how it compares with a targeted repair.
Standards We Work From
Chimney work in Florida is governed by the Florida Building Code, Residential, Chapter 10, which covers masonry chimneys, and NFPA 211, the national standard for chimneys, fireplaces and vents. We follow those documents and the maker's instructions for any product we install, such as a cap, a crown sealer or a stainless liner.
Where a repair needs a permit from the local building department, we tell you before work starts; a rebuild or a new liner is more likely to need one than a small repair.
One Company for Chimney and Roof Repair Questions
A chimney repair company should know where its work ends. Chimney and roof repair overlap at the flashing, so when a leak sits at that joint we handle the chimney side and tell you plainly if the shingles around it are past saving. As a chimney repair contractor we do not replace whole roofs, and we will not pretend a roof problem is a chimney one.
Our chimney repair services cover masonry stacks and the fireplace chimney repair that goes with them, from the smoke chamber to the crown. Chimney damage repair after a fall of brick, chimney restoration on an older stack, or simply the request to fix chimney mortar before it gets worse: each starts the same way, with a look at the whole system and a written price for the chimney repairs it needs.
How a Repair Visit Runs
We protect the floor and the area around the fireplace, set up ladders and roof safety gear, and do the agreed work. Old mortar, broken brick and worn parts leave with us. Before we pack up, we walk you through what was done and what to keep an eye on, and repairs we finish carry our workmanship warranty.

What We Check For
- Ceiling stain beside the chimney
- Water is getting in somewhere above. We check the crown, cap, flashing and brick until we find the entry point.
- Mortar dust on the roof
- Joints are eroding. Left alone, bricks loosen. Repointing the worn joints usually stops it.
- Rattling or tilted cap
- Fasteners have rusted or the crown under the cap has cracked. We repair the seat or replace the cap.

Questions We Hear Often
How does a chimney work?
A chimney works by draft. Hot gases from the fire are lighter than the air around them, so they rise up the flue and pull fresh air in through the firebox. The damper, the smoke chamber and the liner all shape that flow, and a blocked cap, a cracked flue or a stack that is too short can weaken the draft. Smoke then rolls back into the room instead of leaving.
Are chimneys necessary for a fireplace?
A wood-burning fireplace needs a chimney or a listed vent to carry smoke and gases outside. Many gas units use a direct-vent pipe instead of a masonry flue, and electric fireplaces need no vent at all; if you are thinking of retiring an old chimney, we first check what the firebox, damper and flue are still connected to.
How are chimneys built?
Most older Florida chimneys are brick or block laid in mortar around a clay flue tile. A concrete crown and a metal cap finish the top. Newer homes often use a factory-built metal flue inside a framed chase with a sheet metal chase cover, and the repair depends on which type you have, so the inspection starts there.
Why does my chimney make noise?
Noise in a chimney usually comes from a loose part or from animals. A cap or chase cover can shift in the wind, a damper plate can rattle, and birds or squirrels can move in the flue. Scratching or chirping points to birds or animals, while metallic banging points to a part that has worked loose. We find the source first, then secure or replace the part.
Can you repair a chimney without taking it down?
Yes, most chimney damage is repaired in place. Crowns, caps, flashing, worn joints and a few spalled bricks are all fixed without removing the stack; taking down part of a chimney only makes sense when a section leans, is broken through, or has so much loose brick that patching would not hold.
