Short version
A chimney inspection checks whether the fireplace, flue and chimney are sound and clear for use. Our technician looks at the firebox, damper, smoke chamber and flue inside, and at the crown, cap and flashing on the roof. The inspection is free; any repair it finds is priced in writing.

What We Look At, Inside and Out
Inside the house we start at the hearth and firebox, looking for cracked firebrick, open mortar joints and gaps at the hearth extension. The damper is opened and closed to check that it seals. With a light we look up through the smoke chamber and into the flue as far as can be seen, watching for creosote, debris, loose tile pieces and signs of past heat damage.
On the roof, where it is safe to work, we check the crown for cracks and slope, the cap and its screen, the flashing where the roof meets the chimney, and the condition of the brick and mortar above the roofline. A factory-built chimney gets the same treatment at its chase cover, termination cap and visible pipe sections.
A Fireplace and Chimney Inspection Before Use
A fireplace inspection before lighting a fire that has not been used in a while catches the common problems: a nest in the flue, a stuck damper, a cap that has rusted away. For a gas unit, we check the vent path and termination as well as the firebox.
This chimney safety inspection is the yearly visit for a fireplace in use. NFPA 211, the national standard for chimneys, fireplaces and vents, calls for a yearly inspection, and that is a sensible rhythm for a fireplace that is used even a few evenings a year.
Chimney Inspection for Home Sale or Purchase
A real estate chimney inspection answers a narrower question: is this chimney in working order, and what will it need soon? General home inspectors often note a chimney as beyond the scope of their report. A chimney inspection for home sale fills that gap with findings you can share with the other side of the deal.
We write down what we saw and what we could not reach. If a section of the flue cannot be seen from either end, we say so rather than guessing at its condition.
After the Inspection
You hear the findings at the house, in plain words. When something needs work, the written estimate names the part, the repair and the price. Small items that can wait are listed as notes, so you can plan them. Our chimney inspection service is free, and the decision on what to do next is always yours.
If all you need is a quick chimney check before a holiday fire, say so when you call and we will focus there.

What We Check For
- Smoke spilling into the room
- We check the damper, flue size, smoke chamber and cap for the cause of the poor draft.
- Cracks you can see in the firebox
- We judge whether the firebrick and joints still protect the wall behind them.
- A stain near the chimney
- We trace the water route from the roof down before suggesting a repair.
Questions We Hear Often
How long does a chimney inspection take?
A chimney inspection usually takes forty-five minutes to an hour and a half. A single flue with easy roof access is quicker, while two flues, a steep roof or a gas vent add time, and we explain each finding at the house before leaving, so the written estimate holds no surprises.
What is a chimney inspection?
A chimney inspection is a check of every part that carries smoke and heat out of the house. The firebox, damper, smoke chamber and flue are checked inside, and the crown, cap, flashing and brick from the roof; the goal is to confirm the system is sound before it is used.
Do I need a chimney inspection?
Yes, before using a fireplace that has sat unused, before buying a home with one, or after a storm or chimney fire. NFPA 211 recommends a yearly inspection for chimneys in use. An idle flue can still hold nests, debris or a rusted cap that only shows up on a closer look.
Can a chimney cause carbon monoxide in the house?
A chimney can let carbon monoxide into the house when the flue is blocked or the draft reverses. Nests, debris, a collapsed tile or a closed damper all trap combustion gases. A working carbon monoxide alarm near the fireplace and a yearly check of the flue and cap keep that risk low.
Why does my chimney have more than one flue?
Each flue serves one appliance, so a stack with several flues usually vents a fireplace plus a furnace, water heater or second fireplace. Sharing one flue between appliances is generally not allowed. The rules sit in NFPA 211 and the Florida Building Code. During an inspection we identify what each flue serves and check its cap and liner separately.
What happens if something fails the inspection?
Nothing is booked on the spot. We show you the failed part, explain why it matters and write up the repair with its price. Urgent items, like a blocked flue or a cracked firebox wall, are marked first; anything that can wait is listed as a note for later.
